Importance of Fair Housing
Fair housing goes beyond a physical structure and includes an open and inclusive housing market that fulfills the diverse needs of all community residents. The aim of Fair Housing laws is to reconnect neighborhoods and ensure access to quality housing So that all citizens have the opportunity to live in close proximity to high-achieving schools, employment opportunities, transportation options, banking services, grocery stores and retail, public services, and public space. Local government reaps benefits from promoting integration by lowering costs for social services, improving revenues through strong property values, and providing a desirable community where households and businesses can thrive.
Affirmatively Furthering Fair Housing (AFFH)
On July 16, 2015, The U.S. Department of Housing and Urban Development published its final rule on Affirmatively Furthering Fair Housing. This new rule specifies that, “Affirmatively Furthering Fair Housing (AFFH) means taking meaningful actions that, taken together, address significant disparities in housing needs and in access to opportunity, replacing segregated living patterns with truly integrated and balanced living patterns, transforming racially and ethnically concentrated areas of poverty into areas of opportunity, and fostering and maintaining compliance with civil rights and fair housing laws.”
With the AFFH rule in place, there is greater opportunity for advancements in intentional integration efforts as well as greater anticipated oversight of fair housing reporting and activities.
